One Lincoln Park is one of the first new luxury residential high rises to appear on the Denver skyline. The residential tower sits on a six-story podium of retail and residential car parking and is designed to meet the specific Denver Design Guidelines to relate to adjacent mid-rise masonry structures. The form of the tower was predominately derived from its triangular site and, given the convergence of four major downtown Denver streets, takes advantage of each approach so that each elevation tells a different story. The prow of the building points to the core of the downtown and the southern exposure is made up of generous terraces, a pool deck and the majority of the 177 residences. The northern side is simpler in its massing, with maximum light exposure, terraces and glazing.
Green design concepts employed in One Lincoln Park include: location next to efficient transportation modes, inclusion of local materials, recycled flooring of composite “micro-strip” hardwoods minimizing construction waste, clean indoor air quality, and day lighting that provides city and mountain views.
